Tenant Find Only Service

If you require us to just find you a tenant, we can offer you the following service.

  1. Check rental values in the area for your type of property
  2. Prepare details of the property available to rent.
  3. Advertise the property via internet, local press etc
  4. Conduct viewings. 
  5. We take a holding deposit form he newly found tenant to show their commitment and then obtain information from them for referencing. We obtain written references from their current landlord, employer and bank.
  6. Afer satisfactory references we will prepare an Assured Shorthold Tenancy for the agreed time, usually 6 or 12 months.
  7. We will also prepare the standing order mandate for the monthly rent to be paid into your bank and will contact the utility companies with meter readings and account information.
  8. We will meet the tenant on the day they move in and we will collect one month's rent and one month's security deposit.
  9. They will sign the contract and standing order and they will then be given the keys.
  10. We will give them an inventory of the property or we can prepare one on your behalf for an extra charge which would vary according to the size of the property.
  11. Once the tenant has moved in they will be given your contact details and we will send you the signed tenancy agreement, standing order and references.

 

Fully Managed Service

As well as all of the above we will also organise the following.

  1. We will prepare a comprehensive inventory of the condition and contents of the property which the tenant will sign when they move in.
  2. We will manage all Landlord / tenant contact during the tenancy.
  3. The standing order for the rent will be payable to us
  4. We will then send you a monthly statement showing the rent we have received. If any maintenance works need to be carried out we will deduct the cost of the work from the rent. Works up to £150.00 will be done automatically, anything above this and we will contact you to discuss the situation in more detail. 
  5.  We have spent a long time sourcing decent and reliable people who will do a good job for a fair price. Any work that is done will always be invoiced and a copy of the bill will be attached to your statement for your records and information.
  6. We will  carry out an end of tenancy inventory check and advise you on the condition before any deposit is returned to them. We will also check that all of the utility bills have been paid up to date.
  7. It is now a requirement by law that all deposits are held by a third party. A third party company will issue a receipt for the money within 14 days of receiving the deposit and they will return it to the tenants within the same timescale as long as the property has been left in good order.
  8. We reccommend that you check your contents insurance as if you leave the property furnished you may find that your current policy does not cover you for any accidental damage that may be caused. There are specific policies for landlords and tenants and we can give you more information about this.
  9. Occasionally you will come across a tenant who for one reason or another cannot pay their rent. There are  insurance policies that will pay out if a tenant does not pay their rent and it covers the cost of legal fees if you need to take legal action against them.
